What we look for? 2-10 acres of land in close proximity to electricity substations

Lease terms? We offer attractive lease terms for up to 40 years. All leases will be reviewed on an upwards only basis

Costs? We will explore the feasibility of your site at no cost to the landowner and pay all development costs including the planning and grid connection application

FAQs for Landowners

  • Kona’s management team have developed and constructed some of the UK’s largest battery storage projects. The team knows what it takes to ensure a project is developed and built in a professional and expedient manner.

  • Landowners receive quarterly rental payments for the life of the project (usually 30 years). All development costs are paid for by Kona.

  • Kona pay an option fee to Landowners and also contribute to Landowner’s professional fees (up to a reasonable cap), in most circumstances there is no cost to the Landowner.

  • The Landowner does not have any up-front costs and will benefit from a long term rental income.

  • The battery system works on an arbitrage model, buying power when it is cheap and selling it when it is more expensive, the batteries must be cheaper than gas and coal fired power stations to operate, resulting in lower fuel bills for the end customer.

  • Kona will manage the entire planning process with the help of it’s specialist planning consultants. The process is not complicated but timescales & requirements vary significantly from local authority to local authority.

  • Kona work with local landowners to target sites which reduce any harm to local wildlife. Environmental and ecological surveys are undertaken before development to ensure all risks are mitigated. Once the batteries are operational, there should be no harm to wildlife.

  • Kona can appeal the planning decision if it is viewed that the planning application was unfairly rejected. If it does not look like the permission can be overturned, Kona will terminate the option. The Landowner retains their option fee & full right over the land in question.

  • Projects consist of a substation area to connect to the electricity grid adjacent to multiple modular containers or racks (similar to shipping containers). These will be separated in a uniform manner with enough space between each container for maintenance to take place.

  • No, the process generally takes less than one year. The land is initially flattened and cleared whilst foundations are laid to accommodate the equipment. The module nature of the batteries mean they are quick and easy to install. Cables join up all the electrical equipment and are laid within cable ducts across the site.

  • When construction starts, you will not be able to use the land in question for the remainder of the lease. At the end of the lease, above ground equipment will be removed and the land will be returned to its original condition.

  • These schemes should not annoy neighbours. There will be usually be screening measures to reduce the visual impact of the schemes.

  • The land is returned to the Landowner in its original condition.

  • Once property terms are agreed, there is very little for the Landowner to do. Kona Energy will keep you updated as the development of the project progresses.
